  • Decide which neighborhoods and property characteristics are the most important.   We will help you identify the positives and negatives of various neighborhoods and home characteristics to establish your search criteria.
  • Receive email listings.  A great way to expose a buyer to all of the homes available in your market area is to have a custom search created emailing homes in the preferred location with the features which are most important.   Once the criteria and search are established the available homes are emailed to you as soon as they become available.
  • Tour available homes on the open market.  The agents at On Point Realtors are ready and available to meet your schedule, allow access to see the homes and to provide a wealth of knowledge about each home and the surrounding area.
  • Evaluate your target home and make a strong offer. Once you decide to make an offer on a property, we thoroughly examine the home and together assist in creating a strategic offer ensuring the right price and conditions of the offer are made.
  • Negotiation. After your offer is made, the seller can accept your offer, reject your offer, or make a counter offer. We will review the seller’s response with you in detail and use our negotiating expertise and knowledge to benefit you in reaching a final agreement.
  • The Escrow Period. If the purchase agreement is accepted by all parties, we open escrow for you, where your earnest money will be deposited. The escrow and title company will receive, hold and disburse all funds associated with your transaction as the terms of the contract are being fulfilled.
  • Contingency Periods. This is the time allotted in your purchase agreement that allows for inspections, secure financing, and satisfy any other contingencies to which your purchase is subject. Typical contingencies include loan approval, appraisal, and physical inspection of the property.  The agents at On Point Realtors diligently work to ensure these timelines are adhered to.
  • Close of Escrow. We will make sure that every detail of the escrow is handled with precision and timeliness. Whether it be meeting various deadlines, or delivering documents, we will work closely with you, the escrow company, and the seller to ensure a smooth transaction until you take ownership of your home.
